A specialised internal accounting team oversees budget formulation, monthly reporting of detailed management packs and the collation of an annual audit file after the financial year end. All financial reports are available on Trafalgar’s web site (www.trafalgar.co.za) in real time and are also circulated by email to all designated trustees. A key focus area of the assigned portfolio manager is to review the monthly management reports and address any material variances to the agreed budget in consultation with the chairman or financial trustee.
Alongside financial management, property maintenance is a top priority. Trafalgar’s sectional title management service includes an annual property inspection at the time of formulating a budget for the new financial year, conducted by an experienced maintenance professional utilising a tablet inspection application to identify and record recommended maintenance items. Quotes will be arranged to present to the trustees together with the maintenance report and the recommendations can then be incorporated into the budget for discussion at the AGM and adoption by the body corporate.
